San Rafael Healthcare Roofing Project: Spray Foam Roof Installation at an Assisted Living Facility
The installation of a spray foam roof at the assisted living facility was conducted to enhance the buildingโs energy efficiency, weather resistance, and overall roof lifespan, while minimizing disruption to residents and staff.
Scope of Work:
The project began with a comprehensive inspection and preparation of the existing roof surface. Any debris, damaged areas, or moisture were removed to ensure proper adhesion of the foam. Minor repairs were completed to the substrate, and all penetrations and flashing details were sealed.
Application Process:
A high-performance, closed-cell spray polyurethane foam (SPF) was applied directly to the prepared roof surface. This seamless layer formed an insulating and waterproof barrier, conforming tightly to all contours and transitions. The foam was applied in multiple passes to achieve the required R-value and thickness specifications.
Protective Coating:
Once the foam cured, a UV-resistant elastomeric topcoat was applied to protect the system from sun degradation and enhance durability. Granules were broadcast into the topcoat for added traction and impact resistance.
Safety & Compliance:
Throughout the project, strict safety measures were followed to ensure the well-being of residents, staff, and workers. Odor control, noise mitigation, and limited work-hour scheduling were implemented to minimize disruption within the living facility. All work complied with local building codes and industry standards for senior housing.
Outcome:
The result is a seamless, energy-efficient roofing system with superior leak protection and long-term performance. The spray foam roof enhances indoor comfort, lowers energy costs, and adds value to the facility with minimal maintenance requirements.
